The Federal Trade Commission (FTC) offers excellent advice on how to opt out of these types of offers. See their advice here.

Offers for extremely low rates often include extra costs added to the closing. These additional fees can result in a borrower paying more at the closing table than they originally expected. Advertising a rate significantly lower than the current market rate—such as a 3% difference—often requires using a large portion of the loan amount to buy down the rate. In cases like cash-out refinances, the money used to pay down the rate could consume most of the cash the borrower intended to receive. Borrowers may end up paying interest on the money used to buy down the rate, which can result in seeing no actual financial benefit from the lower rate.

The best way to compare rates and costs—especially if you are not yet ready to commit to a specific lender—is to request a fee sheet. This document outlines all potential charges expected at the closing table before you officially commit to a loan. Alternatively, prospective borrowers can request an initial loan estimate. This process typically requires submitting an application, having your credit checked, and often having an existing purchase agreement in place. An initial loan estimate usually details bank fees, closing costs, government delivery fees, title fees, and appraisal fees.

To conduct an accurate “apples-to-apples” comparison, you can submit applications to multiple lending institutions. However, you should be prepared for the possibility of multiple credit pulls when following this approach. Obtaining these estimate sheets from two different institutions is considered the most accurate method for comparison.

Guardian Savings Bank provides a variety of checking accounts, savings accounts, certificates of deposit, and individual retirement accounts to meet customer needs.

To fund its loans, the bank raises money through deposits by offering competitive interest rates. The institution characterizes itself as not being “fee-driven,” meaning it does not charge many fees on its accounts. The bank generates revenue primarily by making and selling loans, and it compensates depositors with interest on the funds provided.

Guardian Savings Bank is insured by the FDIC. The FDIC (Federal Deposit Insurance Corporation) provides insurance for individual deposits. Insurance coverage levels vary based on the ownership type of the account. Individuals should consult a personal banker at a Guardian Savings Bank branch for further information.

You will need to provide a government-issued ID for identification, your Social Security number, and be at least 18 years of age.

Yes, custodial accounts are available for individuals under the age of 18. A parent or guardian must be available to sign on behalf of the minor. An account can still be opened for a minor as long as these criteria are met.

The APY, or annual percentage yield, represents the interest rate earned on an account over a one-year period. It accounts for the effects of interest compounding. Banks are required to use APY when quoting interest rates. This requirement ensures that rates can be easily compared among different financial institutions. Individuals are encouraged to contact personal bankers at local branches to learn more about current APY rates for checking and savings accounts.

Guardian Savings Bank provides digital banking tools to manage accounts conveniently. Services include:

Online Banking: Accessed via the Guardian Savings Bank website, this platform allows customers to view statements, perform internal transfers, and establish bill pay accounts to pay bills directly from their checking accounts.

Mobile Banking: The mobile app offers many of the same features as the online portal, providing account access directly through a phone. The app can be downloaded through most major app stores.

There is generally no bad time to purchase a home, as the real estate market fluctuates throughout the entire year. The spring and summer months typically see a higher volume of inventory. Conversely, the fall and winter months usually have less inventory and slower activity. Buying in the winter can lead to good deals because houses often stay on the market longer. Sellers are often more motivated during this time because there is less general inclination to sell in the winter. Potential buyers should speak with a loan officer to get pre-qualified ahead of time. This ensures they are prepared to act immediately when a desirable house becomes available.

A credit pull is required to definitively determine what a borrower qualifies for during the pre-qualification process. Once an initial credit pull is conducted by a mortgage lender, there is a 30-day window. During this 30-day window, a borrower can have their credit pulled by multiple mortgage lenders as long as the inquiries are mortgage-related. This window allows borrowers to shop around for the best rates while protecting their overall credit score. A credit report and pre-qualification are typically valid for 90 days, providing a long window for home shopping.

A credit inquiry generally has the lowest impact on a credit score, especially when compared to major events like late payments or bankruptcies. Since buying a home is likely a person’s largest financial purchase, it is important to leverage credit at this stage to understand exactly what is affordable.

At Guardian Savings Bank, we avoid a one-size-fits-all approach and utilize creative portfolio products to tailor loans to individual needs. We can accommodate various borrower priorities, such as securing the lowest possible interest rate or offering options with no closing costs. We encourage potential clients to reach out and see how our bank can offer specific options that differentiate us from other lenders.

There are pros and cons to both scenarios. Let’s discuss a few:

Autonomy of Homeownership: When you buy a house, it is yours, granting you the ability to make personal decisions regarding the property, such as choosing insurance, painting, landscaping, and structural additions.

The Reality of Renting: Although renters may believe they avoid costs like mortgages, taxes, and insurance, they are effectively covering these expenses for their landlord through their rent payments. Consequently, at the end of every month, the renter owns zero equity in the property.

The Investment of Buying: While buying a home involves significant upfront costs—such as down payments and closing costs—and ongoing monthly expenses like taxes, insurance, and potential mortgage payments, it allows the homeowner to build equity. Every month, the homeowner owns a slightly larger portion of the property.

Appreciation and Value: In theory, homes appreciate in value over time, meaning that any value added to the home benefits the owner. Conversely, as property values increase, landlords often raise rent, forcing renters to pay more for the same space while still owning nothing.

Choose a community bank like Guardian Savings Bank. These institutions are actively invested in and work daily to serve their local communities and the people within them. Community banks strive to understand individual clients and their specific financial needs. Working with a community bank helps individuals obtain tailored financial advice that can improve their long-term financial well-being.

Asking “what is the rate” is considered an impossible question to answer. This is because there are numerous loan programs available, each offering a range of potential interest rates. Instead of focusing solely on the rate, individuals should explain their unique situation to a loan officer. The loan officer can then perform a comprehensive analysis to determine qualification options and identify the most suitable strategy based on those specific circumstances.

  • Company Identity: We are a small local community bank.
  • Direct Personal Service: One of our key differentiators is the ability to provide direct, personal contact to clients.
  • Accessibility: Team members are personally available to answer calls when not otherwise occupied.
  • Different from Large Lenders: Our personal approach is different from that of large mortgage companies. With large competitors, clients may be forced to navigate automated phone systems just to reach an individual.

A primary responsibility for a loan adviser is ensuring communication methods align with what the client wants. Advisers should adapt their communication style to meet the specific needs of each individual client. While some clients desire frequent updates, others only require confirmation that the process is moving forward smoothly. Identifying and adhering to a client’s preferred communication style leads to the most effective overall interaction.

Guardian Savings Bank offers the lowest closing costs in the area. There is a $250 application fee, which is credited back to the customer at the time of closing. An origination fee of $250 is charged. Customers are responsible for title fees, which are paid directly to the title company.

Private mortgage insurance (PMI) is an additional monthly cost associated with certain home loans. If you provide a down payment of less than 20% on a conventional mortgage, you may be required to pay PMI. On FHA programs, there is a similar cost known as mortgage insurance premium (MIP). Depending on the amount of money put down during the purchase or refinance of a property, this insurance may last for the entire life of the loan.

Interest rates change constantly, often on a daily basis. New rate sheets are generated each morning based on market activity from the previous day and overnight changes. Depending on specific market conditions, rates can even fluctuate throughout the course of a single day. Due to this constant volatility, it is important to act quickly when rates are favorable.

To begin the process, you must contact a loan officer. The loan officer will perform an analysis based on several key factors, including your income, details regarding the property, any assets you currently hold, and information related to your credit. This analysis is used to determine the specific amount for which you can be pre-qualified.

Refinancing involves renegotiating the terms of an existing mortgage. Common reasons to refinance include securing a lower interest rate, accessing home equity, or moving to a shorter loan term to pay off the mortgage faster. Refinancing with Guardian Savings is described as cost-effective, with the bank covering appraisal fees and many title and third-party fees, leaving only standard application costs.

Determining when to refinance depends on an individual’s specific situation and type of loan.

VA Loan Streamline Requirements: The VA loan program offers a streamlined option that requires lowering the interest rate by at least half a percentage point. Additionally, borrowers must be able to recoup their closing costs within 36 months.

General Financial Considerations: While the VA requirements serve as a useful measuring stick, they are not a universal rule for all refinancing. Generally, if a borrower can lower their rate by half a point and recover closing costs within 36 months, it is considered a sound financial move.

Long-Term Planning: It is important to consider how long you plan to stay in the home. Even if monthly savings are achieved, refinancing may not be worthwhile if you do not stay in the home long enough to recoup the closing costs. Ultimately, the goal is to ensure that refinancing is a good financial decision for each individual client.

  1. Open a Savings Account: Prospective buyers are advised to open a savings account specifically at Guardian Savings Bank.
  2. Build a Down Payment: The account should be used to accumulate funds specifically for a home down payment.
  3. Earn Interest: Guardian Savings Bank assists the process by paying an annual percentage yield on the account balance.
  4. Increase Available Funds: This earned interest helps the buyer grow their total savings, providing more money to apply toward the down payment.
  5. Prioritize a Home Inspection: The primary recommendation is to ensure a professional inspection is conducted before finalizing the purchase of a home

  1. Close and reopen the app.
  2. Disable autofill or biometrics for your username and password. It may be outdated. Manually input your login information.

  • If your phone number changed, contact us during support hours so we can verify your identity and update your profile.
  • Your new phone may be operating on a newer operating system. Delete the current app, restart your phone and reinstall. Login without using biometrics, physically typing in your login credentials.
  • If your old device is still listed in your Online Banking profile, you may need to remove it before a new phone will be supported. This can be done in the ‘Profile’ portion of Online Banking, and will require login via web browser, not the mobile app.

Disable autofill or other automatic logins. Sign in using your full username and password first. If that works, re-enable biometric login inside the app if available.

  • Biometric login may reset after you change your password, update your phone, update the app, reinstall the app, or switch devices.

Branch Banking FAQ

The daily interest rate is the rate that is used to calculate interest on your balance each day, on the given amount. The Annual Percentage Yield (APY) is the total amount of interest that you earn in a 365 day period.

There are several reasons why a check could be placed on hold. The most common reason is the checks is written over the Regulation CC limit and is subject to a hold. Other common reasons that could determine a hold include a new relationship account (within 30 days), funds availability, or negative status of an account balance.

Due to security of the institution and our customers, we have a daily cash withdrawal limit. Exceptions are able to be accommodated with an advanced notice. Please contact your local branch for arrangements. Find your branch here.

Buying a home is one of the most significant decisions a person will make in their lifetime. We understand the client’s needs and figure out what a client truly wants when looking for a property. This allows for better advice to be given to help the client reach the next step in the home-buying process.

We want to establish a deeper connection with clients so they feel comfortable reaching out with inquiries beyond the scope of their mortgage. By providing guidance on topics outside the standard lending process, we aim to ensure clients feel more secure and confident regarding their overall purchase and financing needs.

Serving local communities is a vital and proud aspect of our job. We enjoy guiding clients through the loan process. We value seeing clients at local events and contributing to the continued growth of the community.

Guardian Savings Bank has operated in many communities for a significant period, building a strong reputation. We offer some of the most competitive mortgage rates available in the industry. We provide unique products designed to give buyers a competitive edge when searching for new properties in the market. The combination of competitive rates and high-quality products is intended to give buyers confidence when working with Guardian Savings Bank.

We promise clear and consistent communication, ensuring the realtor, the buyer, and the listing agent remain informed throughout the entire loan process. We offer rapid turnaround times for pre-qualification, often completing them on the same day or even within the same hour. We emphasize a proactive approach to challenges, focusing on finding creative financing solutions to ensure deals reach the closing table even if issues arise. The primary objective is to create a smooth, stress-free experience for clients, leading to a successful and happy transaction.

Guardian Savings Bank offers the lowest closing costs in the area. There is a $250 application fee, which is credited back to the customer at the time of closing. An origination fee of $250 is charged. Customers are responsible for title fees, which are paid directly to the title company.

A local lender is preferable because they understand the specific local market.

No, we provide a plethora of other products in addition to conventional loans including FHA, USDA, and VA loans, along with conventional products.
